The spring market is now in full swing, showing a market that is busy, but not booming.
New listings are coming on strongly, well above long-term averages, giving buyers plenty of choice. That choice is keeping a lid on the prices, with more than 1 in 10 sellers having to reduce to stay competitive.
Yet buyers are still active. Sales agreed are slightly behind last year, yet ahead of 2024 YTD. The market is moving, just at a sensible pace.
The key number of your percentage chance of selling your home and moving remains unchanged, though at 53.9%. Yes, only around half of homes that come onto the market in the UK will go on to sell and complete.
For homeowners, that is the reality check.
Well-priced homes are still selling and selling relatively quickly. Overpriced homes are sitting, being reduced, and often helping the competition look better value.

But they are selective.
